RESIDENTIAL
TCI, Inc. follows InterNACHI Standards of Practice. A residential inspection is a non-invasive visual examination of property, performed for a fee. Components examined may include any combination of mechanical, structural, electrical, plumbing, or other essential systems. A traditional home inspection is not technically exhaustive, will not deal with aesthetic concerns, and will not determine market value, insurability, or life expectancy. TCI does offer additional ancillary inspections as: radon testing, moisture and mold investigation, thermal imaging and more. Each home is unique in size, age, location, style, materials, condition lot drainage but all home inspections will include the following:
Roof
The general visual structure of the roof from readily accessible panels, doors, stairs or ladders including: covering, roof flashing, chimney, downspouts, gutters, vents, flashing, skylights, chimney and other roof penetrations.
Exterior Structure
Retaining walls, grading, drainage, walkways, trees, shrubs, railings, decks, patios, stoops, porches, railings, sidewalks, stairs, building foundation, flashing, siding, trim, windows, doors, door locks, garage, installed automatic door controls, electronic sensors, safety controls, driveway surface , water penetration, and area ventilation.
Basement
Basement, foundation and crawl space materials, supporting materials, sub-flooring, any clear indication of active water penetration, and any indication of observable foundation movement that may include sheetrock cracks, brick cracks, out-of-square door frames or floor slopes.
Heating Systems
Heating method, equipment, energy source, controls, ductwork, piping, supplementary heat sources and any observable safety issues.
Cooling
The central cooling equipment using normal operating controls, zones, and ductwork.
Plumbing
Identify location of main water source and shutoff valve, sump pumps, water heater, combustion-air, drains, waste, venting systems, connections, plumbing fixtures operation, leaks, cracks, water flow and shutoff valves, as well as verify the presence of temperature-pressure relief valves and/or Watts 210 valves.
Electrical
Service entry, capacity, service amperage rating, type, meter box, main disconnect, over load protection, service grounding and bonding, panels, branching, systems, representation of switches, receptacles, light fixtures, AFCI receptacles, all GFCI receptacles and circuit breakers.
Fireplace
Damper door operation, hearth extensions, lintel, surrounding materials, and other permanently installed components, observable needed repairs and clearance from combustible materials.
Attic
Insulation, ventilation, rafters, ridge beam, water penetration, accessibility and storage.
Interior
Ceilings, operation of doors, operation of windows, window fogging or broken seals, walls, floors, steps, stairways, railings, spindle and baluster spacing, kitchen and bath cabinets, and counters.
